Thank you for taking the time to view our website.
Whether you own one single-family house or 100 multi-family units,
we would love to meet with you and discuss the specific needs and
goals of your property.
Holt and Jodi Corette started this business in 1995
with one triplex. We have now grown to the point where we have eight
employees. Five are licensed by the state of Montana as property
managers and take continuing education classes every year. Three
are members of the National Association of Residential Property
Managers--the professional group for our field. We do not have any
conflicts of interest, as we do not own any rentals nor sell real
estate. We dedicate ourselves to managing properties.
For the rental properties’ repair needs we have
three full-time employees with solid general knowledge, particularly
with regards to exterior work. Our charge to owners for exterior
work is $20 per hour. We also have contracts with local venders
to guarantee the best price for work we cannot do ourselves.
Our management fee varies based on the number and
quality of units and includes all office-related activities: find
tenants, advertise on our listing and website, process applications,
go through the lease sign-up, and ensure that the utilities are
put in the tenants' names (as long as we have a management agreement
with NorthWestern Energy).
After a tenant has settled in, we do periodic inspections
to verify the continued condition of the premises, keep track of
money owed, process work orders, and inform you of any large-scale
maintenance work. If necessary, we also take the actions to remove
unsatisfactory tenants.
As a lease ends and a tenant chooses to vacate, we
perform an exit walkthrough, inform the tenant of cleaning that
needs to be re-done, and issue the security deposit refund check,
all with minimal hassle for the landlord.
The greatest benefit we have to offer an owner of
a property is excellent knowledge of landlord/tenant law. In a lawsuit-happy
world, a smile and a handshake leaves a property with minimum value
of $300,000 exposed--particularly since a security deposit rarely
covers even a percent of the replacement cost. Choosing the right
property manager offers additional protection on your investment.
