Thank you for taking the time to view our website.
Whether you are looking for a single-family house and waiting for
the right opportunity to buy or are looking for an apartment that
offers almost every service included, our options are so various
I am sure that you will be able to find what you are looking for.
Our mission statement, approach in the office, and
website are designed to help you find what you are looking for as
efficiently as possible. We have also included our application and
co-signer form for your ease. Instead of an application fee up front,
we charge a $25 administration fee after you’ve been accepted,
and it is a flat fee not based on the number of applications.
One of our greatest prides is that we are a friendly
office with better-than-average quality rentals. To maintain this
standard, however, we do have a few strict rules regarding tenants
and what we allow in our rentals.
1. Pets. Not all of our properties
accept an animal; if the property accepts a pet, it is our office
policy to charge an additional security deposit of $200, and we
charge an additional $20 rent per month per pet. We do not accept
pets younger than 15 months old. If an unauthorized pet is
found, our office issues a 3-day notice to either remove the pet
permanently or vacate.
2. Smoking. None of our properties are smoker-friendly.
We do not allow smoking in any of our rentals, and we require that
all cigarette butts are placed in a fire-proof receptacle. Because
of the damage smoking can cause to a rental, we take this offense
seriously and issue a 14-day notice. At 1024 Stephens, smoking
is not allowed on the premises at all.
3. Smoke detectors. Smoke detectors must be kept
operational at all times. In the fall of 2005, we nearly lost a
tenant because the battery had been removed from the smoke detector.
During our periodic inspections, we test the smoke detectors as
an additional reminder to change the batteries.
4. Sexual and Violent Offenders. We do not rent
to sexual or violent offenders.
While our job is to protect the owner’s investment,
we also understand that problems arise. Rent is not late until 5:01
P.M. on the 5th, and we help with extreme instances. We try to have
our leases end during the summer—the best time for us to re-rent
an apartment, and the best time for you to find a new place as your
needs fluctuate.
